RENTAL APPLICATION CHECKLIST

Application Processing

All occupants 18 and older will be required to complete a separate application and pay a processing fee. Processing fees are non refundable. Please check FICO score requirements for each individual property prior to submitting application.

Most properties require combined household income equivalent to 3 times the monthly rent amount but some are flexible and will allow 2 ¾. No prior evictions. If income requirements are not met a cosigner may be considered upon approval of property owner.

Factors that can negatively effect application approval include late payments, collections, and prior bankruptcy.

Be prepared to provide verifiable documentation.

*Valid Drivers License

*Social Security Number Listed

*Current email and cell phone number

*Income Verification such as last two paycheck stubs, financial aid, SSI, AFDC, or Disability. Self-employed individuals may provide proof of income such as tax returns and last 6 months bank statements.

*New Job? No problem. Please provide official offer letter on company letterhead.

*Employment history including address and phone numbers.

*Students with parental support should expect to complete an application and provide documentation for each. An increased security deposit will be required.

*International students should provide documentation proving enrollment and four month’s bank statement showing balance. An increased security deposit will be required.

Time is of the essence. We do not hold apartments off the market without a signed lease agreement. We strive to process all applications as quickly as possible. The typical application takes 24-48 hours to process baring delays caused by missing documentation, verification calls not being returned.
